As an "agreement," it's terms can be negotiated. This form may be useful to terminate a tenancy when both the landlord and the tenant find it mutually beneficial to terminate a tenancy. This form is intended to comply with RCW 59.12.030(2) for conferring subject matter jurisdiction on the Court for evicting a tenant for "no cause." It must be served in accordance with RCW 59.12.040. The term "twenty day notice" is a misnomer. This notice must served at least twenty (20) days before the end of the rental term-- not twenty (20) calendar days.
