Guarantor Agreement

This is commonly referred to a "co signer agreement." Because it is an "agreement," the terms are subject to negotiation. It is particularly useful when an applicant does not meet the landlord's financial qualifications for tenancy. A commons problem when utilizing a guarantor agreement is that the guarantor is no more credit worthy than the tenant.

Rental Termination Agreement

As an "agreement," it's terms can be negotiated. This form may be useful to terminate a tenancy when both the landlord and the tenant find it mutually beneficial to terminate a tenancy. This form is intended to confer subject matter jurisdiction to permit filing an unlawful detainer action in the event the tenant fails to vacate as agreed. See RCW 59.12.030(1). Twenty Day Termination Notice

This form is intended to comply with RCW 59.12.030(2) for conferring subject matter jurisdiction on the Court for evicting a tenant for "no cause." It must be served in accordance with RCW 59.12.040. The term "twenty day notice" is a misnomer. This notice must served at least twenty (20) days before the end of the rental term-- not twenty (20) calendar days. This form is intended to comply with RCW 59.12.030(3) for conferring subject matter jurisdiction on the Court for evicting a tenant for non-payment of rent. It must be served in accordance with RCW 59.12.040. Include only delinquent rent. Including penalties, late charges,bad check charges, service charges or other damages renders this notice defective.
